The most important part of a property investment team is the attorney or title/escrow company who is going to make sure there are no hidden surprises which may crop up at any point in the deal. If a property owner is asking far above what you can afford, move to another property. Get the actual income figures for the past 12 months. Always consider the potential income if rents are raised, vending machines are added, and so on, but base your offer on the current income.
